Pelican Sound Sales in 2010

Pelican Sound sales always seem to be a topic of conversation.  It seems that every time I go to the pool, the discussion always comes up about what has sold at Pelican Sound and how much it has sold for.  While not everyone is interested in selling their property, they are interested in hearing if the value in their investment is going up or down.  So I thought I would do a little homework and share some information with you. 

Pelican Sound budgets each year to sell 50 units.  During the year ending December 31, 2010, 56 homes sold.  This number excludes for sale by owner homes, as they are not detailed on Multiple Listing Service.  When you compare this to 2009, there is quite a difference since only 30 homes sold that year, of course, not including for sale by owner sales.  2010 was a stellar year Pelican Sound and sales totaled $16,630,250.  Here is an overview of what actually sold and please keep in mind that all sales are not created equal as they can have a number of factors to affect the averages:

Turnberry – 12  condos – $2,335,000 total sales – $194,583 average per unit

Island Sound – 7 condos – $1,165,500 total sales – $166,500 average per unit

Edgewater  – 3 coach homes – $750,000 total sales – $250,000 average per unit

Southern Hills – 6 coach homes – $1,593,000 total sales – $265,500 average per unit

Seaside – 2 1st floor carriage homes – $575,000 total sales – $287,500 average per unit

Oak Run – 2 1st floor carriage homes – $650,000 total sales – $325,000 average per unit 

Oak Run – 1 2nd floor carriage home – $429,000 total sales – $429,000 average per unit

Palmetto Dunes – 3 1st floor carriage homes – $928,500 total sales – $309,500 average per unit 

Palmetto Dunes – 5 2nd floor carriage homes – $2,206,500 total sales – $405,300 average per unit

Glen Eagles – 1 single family home – $475,000 total sales – $475,000 average per unit 

Torrey Pines – 1 single family home – $520,000 total sales – $520,000 average per unit

Masters – 2 single family homes – $1,101,500 total sales – $550,750 average per unit

Pinehurst  – 4 single family homes – $2,520,000 – $630,000 average per unit

                Grand Total in Sales – $16,630,250
