Elevator for Carriage Home

 

These are exciting times as after years of searching for a solution, there is an elevator that will work for second floor carriage homes!  I have done the research and hope that this is helpful for you!

Please note to them that I have sent you along – this process took time to figure out and Joe will know what we personally discussed!

Elevator Cost – $22,495 (note if you have doctors note you would not pay sales tax)

Additional Costs – Electrical wiring, permits, build landing on second floor, and open wall on 2nd floor for entrance (Stiltz could do the entire project and their estimate is $29,995.00)

Met with Steve Fontz who is the head of permitting for the Village of Estero and he noted that this elevator would pass building code for the Village and Fire Department.

 

Overall plan summary:

  • Reverse swing the garage door so the door opens into the garage versus the foyer
  • Would enter from the garage directly into the elevator
  • Would exit the lift from the opposite side (enter on one side and exit the other)
  • Build a landing area on the 2nd floor (approximately 42” wide)
  • Build a half wall or railing to protect from open stairway below
  • Convert window opening in back bedroom that opens to stairway to either a French door or door and window (I think the French door provides more flexibility)
  • Finalize flooring on landing area
  • Note that outside window on the front of building stays in place
  • Would recommend leaving the elevator in the “up” position so that you can enter and exit from the garage without having to walk thru elevator

The outlet should be located on the first floor below the floor joist. If using an outlet on the second floor then a hole will need to be drilled for the trailing cable to run correctly Color- white

Trailing cable- comes from the hoist on top of the cab and plugs into electrical outlet and it runs up and down with the lift as it travels. If you have any questions or concerns ask us to send you a photo

No pit required lift comes to rest on existing floor and has a 4 inch step down

FOR THE LID

**FLOORING MATERIALS MUST BE PROVIDE BY THE CUSTOMER. IT IS NOT GUARANTEED TO BE ABLE TO REUSE EXISTING FLOOR. MAX THICKNESS OF FLOORING MATERIAL IS 3/8 INCH THICK.

REAL WOOD FLOORS ARE MOST LIKELY TO THICK AND CAN NOT BE USED. TILE CAN NOT BE USED

ON LIDS. FLOORING MATERIALS MUST BE PROVIDED WHILE WE ARE ON SITE TO DO THE WORK. IF

A RETURN TRIP IS NEEDED FOR US TO DO THE LID THERE IS A MINIMUM FEE OF $350 OR YOU MAY

CHOOSE TO HAVE SOMEONE ELSE ADD THE FLOORING TO THE LID OR WAIT UNTIL WE ARE WORKING IN THAT AREA AGAIN**

**CONCRETE CUT AND REMOVAL IS NOT INCLUDED IN ANY CONTRACT. IF FOUND IN THE FLOOR

SYSTEM, A CONCRETE COMPANY WILL BE NEEDED TO CUT AND REMOVE AND THIS COST WILL BE PASSED ON TO THE CUSTOMER $1000-$2000**

Additional options not included are grab bar $100 and seat $250.

If providing your own construction if the hole is not cut right and any modifications need to be made when we arrive to install there will be a minimum fee of $250 and we will make proper adjustments.

Any unknowns such as moving pipes, electrical, or A/c ducts not included in this price and will be billed upon completion if needed

Typically between $3,000 – $4,000… TBD after we receive copies of the building plans.

Railings and a gate with an interlock- $1000.00

Case opening and standard prehung door painted white- $500

Flooring on new landing to be provided by client- cost to install provided flooring is TBD

Paint to match existing provided by customer.  We only carry flat white-this is to paint the all construction affected not the entire area- $400

We do not guarantee paint match due to age and sunlight

This is just an estimate and all pricing would have to be determined with an engineered set of plans.
